It wasn't too long ago (about 7 years now) I was flipping my first mobile home trying to get some cash together!

I own and manage 14 single family homes, all occupied nearly 95% of the time (stable rental market in my area), and currently analyzing a deal and figured why not ask for more input from all of you!

I am weighing the options of converting my single family home into a rental, verses selling it.

I understand there are figures beyond the downpayment and I am looking for a home at the range of $425,000 - $510,000.

From what I understand you can have 10 conventional loans at one time and you can also have one FHA loan as your primary home if you don't have one.  

But I have to ask to gain some knowledge. my question is the following, I have a multi family home, I noticing online a lot of investors have there assets under an LLC.

I have not seen these on newer homes.

We used the money to pay her car note off and did our primary home remodeling so now she's happy and on board for future deals.
