What about property management, investment property specialty, short sales/REOs, creative skills applied to web site design for brokerages, wow them with your sample marketing materials?

It's been a great 2012 already.1) Closed on the sale of one of our rentals (which was my personal home at one point).2) Closed on a tough duplex deal for a buyer client. 3) Refinanced 2 of our duplexes.4) Had record level blog traffic. 5) Started shopping for our own new home. 6) Kept up with my workout plans.I should mention that #1 and #2 were both difficult for similar reasons that Thomas mentioned.

Of course, this is a way I have learned to be more efficient with a low income "D" level property.

I can tell you the obvious... that markets are local and even local MLS statistical data doesn't necessarily give a clear indication of sales impact on the street level dynamics for rehabbers and investors.

The robo signing fiasco is just about over and banks are now moving on to business as usual, so I expect to see more at the trustee sales, REO's and short sales.While I agree that you need to watch the "pipeline", I would aalso recommend that investors track current and past inventory levels.

My main worry for you is if you don't keep an eye on the tanks level you can run out and suck air into the lines which is an instant service call that will cost a hundred dollars or more.
