It can be a great way to get a desirable asset and turn it around in a short amount of time. 

Now, I have a portfolio of Short Term Rentals and Long Term Rentals.I've also helped other investors with their DSCR loans and flip projects.

I have done short sales, tax lien purchases, sheriff auctions, wholesaling, / buying from as well as providing, PM about 500 doors growing to 1k in the next 17 months.

If you own or are looking to buy an STR in Vermont, I want to recommend Vermont Short Term Rental Alliance, or VTSTRA.

The short answer is there are none.

There are a few things you can do to increase your conversion rate such as filtering out recent purchases (look at hold periods greater than 5 years) and looking for properties where it looks like the owner is asleep at the wheal (unkept grounds, low occupancy, poor reviews etc..). 

The fact there is no disclosure should justify for a longer inspection period.

Now I may have misheard, but I believe the advice was to cash out 1.5MM retirement fund (type unkown) and invest it in two short term rentals. 

I'm nervous about being able to identify a replacement property within the 45 day period and certainly don't want to pay the taxes.

In short, buyer's brokers will earn less but potentially perform less work with less responsibilities.
