I'm a college graduate (May 2019) and have plans on attending graduate school (PT or PA) within the next couple of years.

And as you'll learn in 'Realtor-school', commissions are never up for negotiation in a sales agreement as the amount the Seller has agreed to pay has already been pre-agreed to. 

I would be living in it when I’m home from school, and since I would have acquired it my Junior year, I would be able to move out my senior year and have the cashflow pay for my student loans.

I do not go to school and I've been working and saving for 2-3 years now.

Did you pick that property based on the school district or other reasons? 

Should I look at the schools, crime rate, etc??

Don't show up without knowing stuff like what school zones the property is in, HOA details and contact info, sewer or septic details, flood zone, and if it's in a city or county.

Maybe avoid that by taking turns picking tools like team captains in a high school gym class.

I'm currently a senior in high school and have wanted to be a real estate investor since I got my first encounter with the industry during my freshman year of high school.
