I believe the 1.3M was assigned something like 800K in land value and 500K in re-design and physical improvement cost (we had an approved but not yet built 45 unit apartment addition to the existing 135 units which required design revisions).

I have no mortgage on the property and it generates about a $6k surplus each year.When my current tenant moves out, I'll have to re-carpet and re-paint, maybe renovate kitchen.My question is, since all the appliances are original (and still in good working order), when this tenant moves out and I do my renovations (mentioned above) should I sell it before some of the expensive things start breaking down (a new heat pump will run me about $6,000) or re-rent it?

I'm currently self employed in a service business I started in 07 and am transitioning to RE as soon as possible. my "part time" RE effort is still likely over 30hrs/week. looking forward to freeing up another 50hrs when I can step away from my other business.
