Are there internships, part-time jobs, or volunteer opportunities in the real estate sector that would provide valuable hands-on experience?

Good opportunities in the northern NV area. 

My comfortable price range would be between $500k-$1M.I know that under $1M, you probably won't find something new, climate-controlled, or in great condition, but is it true that there's almost nothing worth looking at in this $500k-$1M range?

One mistake people make it looking at the highest asking prices for comparable properties.

No matter how well the home is designed and priced, vacationers will click away as soon as they feel like a host is inflating costs. 

I think VA is a better market in terms of price growth vs MD, and a lot of my investor clients agree.In terms of local networks for mentorship/networking/guidance, there are two I know of in NoVa that I have personally been to:NOVA REI Meetups - they meet at Tysons Mall once a month.Cash Flow Breakfast Clubs - there are a few locations including Arlington, Fairfax, Loudoun, etc.

You will likely have opportunities to refinance to lower that rate later on and make a decent deal better.

Having a $1000/m payment in CA is a golden opportunity IMO.Rehab it, rent is out and enjoy that 2k/m. thats some solid cash off of an inheritance...Cali RE will always be Cali RE.
