So in addition to sanding them I decided to also fill them with wood putty, which took extra time (be very careful if you do this step) But keep in mind, if you want them white, ivory or black, it is not going to look as good with the grain showing.

It doesn't make much sense to do full addition, but I was wondering what some of your opinions are on "exterior living space" ie a deck.To me my guys could build a wood deck (150-200 sf) relatively easily and inexpensive-- and although I'd assume it wouldn't add much for an appraisal (does anyone in area know average for this in this area?)

I don't disagree that some of them seem high, but I have to be honest that I have been getting various retail quotes for my own projects that aren't too far off from those listed (for instance, wood exterior door install of similar to their quote of $1200 for a steel door).If they are indeed high, can someone suggest how one can avoid over-priced bids and actually get contractors to do reasonable business with you?
