What are some of the best techniques to shut down those who protest against landlords who want to charge high rates in a neighborhood facing gentrification?

As an investor in Columbus OH myself, I would say the best neighborhood for multifamily units is the Clintonville/Old North Columbus area.

I’m not too sure what a good cash number looks like, so please let me know if I should consider rehabbing first to build more liquid cash.To my understanding, I need to have all of my profit margins in place before even considering buying a lot.

It sounds like you're talking about "house hacking" where you live in one of the units that you buy.

I think the other made some good points here. 

I wouldn't count on serious appreciation over the next 5 years or so.

The biggest thing with house hacking is making sure the property breaks even when you leave after all expenses.
