Hello BP nation,I am just starting on my journey into REI and I already have a good conundrum....My mother in law, who speaks very good Cantonese, but very poor English, owns a property in CA where a fast food franchise sits.She evidently has had a few franchisees along the way and most recently (at least a few years maybe more) the franchisee is paying rent but without an active current contract. (!)

I would be splinting this loan and initial investment with my mother so both of our names would be on the note.

But anyhow, suddenly my mother and my best friend wanted to split  49.99% of my new business and be silent partners but provide capital.  

Coming from a construction job and background I have some connections to help me with that if need be.My mother has agreed to cover the closing cost so these are my thought on it.
