On the MLS (whether via an agent or via Realtor/Zillow/Redfin), so that's where you need to be.In short, I'd try to get more $$$ out of the furnishing by adding them into the deal instead of looking at them like things that I need to spend money to get rid of.

There is still money to be made and I think you have a good list of requirements, the pool of areas and properties is small in CA for a buy and hold appreciation.

I find that two of the biggest mistakes are in the manner in which you ask for the money (there is a good way and a not so good way) and not having enough knowledge on the subject and the proper info on the presentation of the deal itself.When I need to fund I deal, I am not asking for money, I am offering a legitimate and alternative opportunity for others to make money.

Having said that, I renewed my excellent tenants with increases to make sure I’m as close to market as I can be -knowing that future increases will be limited.
