Manytimes in life you cant see beyond the fog but trust that the road leads you.

If the property is at least 80% tenanted, then you have something to show the lender that proves the property is generating cash flow.

I've been looking to purchase a mobile home park and stumbled across an interesting lead.

Personally option 1 feels more like a year round business if that is your main focus to generate income.

It could never hurt to have too many leads or relationships with a good agents.
