In Reno, NV there is such a supply constraint because of geographic limitations and an influx of tech and manufacturing jobs from CA rates at 5% will cause a buying frenzy driving prices even higher.

As for your recommendation, saving up money, minimizing almost all of my costs, and working multiple jobs has been my mojo for quite some time now and I am simply preparing for the time to find a decent property in a decent area to invest in. 

I have nothing against me, no criminal record, good credit, job, income, savings, single male, no kids... could the HOA decline my highest offer the property to whoever they choose? 

I responded to a job ad from them and was interviewed by someone from that company regarding a position that would be involved with property damage claims.I'm looking to get more knowledge and experience with properties so that I can eventually use that to manage a property that my girlfriend and I will be involved with.Thanks for your time.Jason

There's so many catalysts for population and job growth (Intel, Honda, Amazon, Nationwide Hospital, etc).

-start with a house hack-buy a house hack, improve it, refinance it, and house hack again-if you do this 5 or 6 times in a row you'll be set for life-don't start with a flip-OK to look into wholesaling if you want, but wholesaling is a job. 

Or they do that great of a job so you can't let the secret out the bag?
