So don't look at it as a substitute for good insurance or fair and legal business practices.With an LLC, you can file taxes as an S-Corp, as long as you make the designation ahead of time, by March 15th I believe.

You also did not include accountanting costs, legal fees, evictions, capital expenses, advertising, tenant placement fees, management fees (even if you manage yourself, you still have to pay yourself for your time).This is why the 50% rule is so handy to use for quick calculations.
