I imagine a lot may have to do with people getting tired of scam calls from unknown numbers.

Monica Stanton is the rep I worked with and she turned out to be one of the best bankers I've encountered in all my years of real estate.

It can give you a good bit of insight as to things you will likely encounter as you venture into the world of SFR and small multi's.  

There is a higher risk, buying a fire-damaged property, that you will encounter costly repairs.

I am not sure if you have sold the lot yet, but we have a lot of vacant lot scams going on in Citrus County right now.

I would also mainly like to have them be able to slightly assist me once I get into doing the contract for the purchase and sales agreement and other dispositions steps I am going to need to encounter when wholesaling real estate virtually living in Calgary AB (Canada) and wholesaling deals in the US without ever personally being there.

I've encountered several notes from the early 2000s that have no escrow or are only escrowed for insurance and not property taxes. 

I fired the guy (he is a BP member too) after being robbed/scammed for thousands of dollars as I did not know what I was doing.

I swear, this isn't a scheme and scam LOL.

You might encounter some that are simply on month to month or the lease is up in a few months.
