Live in the Cleveland, OH Area, but, I go wherever the deal takes me.   

I hope you are on Vrbo and have a route for direct booking. 

They are some of the more sought after homes, and it can be tough to get a good deal if you aren't well positioned.

Any suggestions on how to over come this or a LO that can give me advice on how navigate this deal.

In Portland, once you inherit a tenant, you’re bound by the lease terms in place, so unless the lease is close to expiring, asking the current tenant to move out would typically involve negotiating a “cash for keys” deal.

The two main vehicles there are DSTs (mentioned above) or using a Tenant In Common deal that may have better returns and liquidity.

They did not have an issue with that, however, at some point they may require it & that would be a deal breaker for me.
