Hi Everyone - I've been doing some development projects in Austin and Houston over the last 5 years, but am headed back to Greenville later this year with some new deals in the works (for example, a North Main SFR development, 4 new-construction homes on 1 acre).My last SC project was in Mt Pleasant back in 2013, and I'm trying to get a grip on the trend of build costs over the last few years.

Wish I had my head screwed on straight when I was 20.  

He is a project manager at Amazon who is super smart (went Wharton and is heading to HVB in the fall).

@Ross Trampler, Yeh the local Austin REIA's are always headed off with a guru pitch.

I just don't want him filling new investors head with the BS.

Super helpful and reassuring that I'm headed in the right direction.

I'll be heading that way next year but want to start networking before we actually move.

Many just scratch their heads and says ( Whoever calls me I work the lead to see what happens!

So when I look at an investment property I add that to the cost of purchasing on the spot, in my head, for a close number - it doesn't have to be exact.

Take a close look at your personal situation.I'm thinking this out in my head as I type and now I'm also considering the ability to leverage properties.
