If you were my client up here in CT I would advise you to deny this applicant and be patient.  

If you try to partner on residential your debts will still be counted even though your income won't be which could throw off the total debt to income of you and your credit partner, leading your residential loan to be denied.

They may be denied for affordability but that comes down to the investor guidelines.

When establishing credit, you'd rather be denied than go over the limit.
