Also, we have set up maintenance policies which make it a lot easier to say "No" as most of the items will be addressed through our maintenance and plumbing policies.As a landlord, your goal is to make money on your rental property, and there will always be tenants who cross the line.

If you want to keep track of all your accounting and save time at tax time you might consider a full platform too.

We're probably about 2 years behind most of the other prominent funding platforms to date, but we're erring on the side of being conservative with compliance and are not taking venture money to get started.

First - the attic mounted HWH should be on an elevated platform.  

Other people could cost you money but it's more likely due to incompetence rather than malicious intent.That said, there's certainly nothing at all wrong with being careful, dotting your I's and crossing your T's so to speak.
