My C class tenants do not expect in unit set-up.

A brand new build with Class B tenants in a Class A neighborhood is going to have very different repair and CapEx expenses than a Class B property built in 1940 with Class C tenants, but where you just installed a new roof, windows and mechanicals.

Class A buildings rent a studio for $1200 /month, 2 Beds for about $1500.

Specifically, how did you connect with your supervisor and did you work with your supervisor while taking the classes or after they were complete?

No one ever trained me in sales, marketing, etc, and good customer service is just "being a decent person and treating people well," IMO, which you don't need training or a class for, just do what your 3rd grade teacher told you to do and you will be all set. 

@Sean Starkey I agree with @Bob Okenwa that the price per Unit varies widely depending on the Class of property and location.I just closed a 4 Plex in Arizona City, AZ for a buyer that was $118,750 per door for a newer building in decent condition.

Google; there are a couple of orgs that offer on line classes: North American Residential Property Managers is one.

You could be as low as a 5 CAP in a bustling and healthy primary market for a class A facility.
