Thanks.T-Funds must be on deposit prior to settlement with your seller, your buyer's funds will need to be on deposit before your T-funding will be done by some lenders, they may not require it in order to make that deposit, but that lender wlll give instructions not to release funds until your buyer's funds have been deposited.

But, once you have the property under contract, and then once you sign a contract with the end buyer, and once you get to closing, THEN the end buyer delivers all the funds to closing (not a 100% EM deposit), THEN your transactional funder will release his funds..

One other thing is the FHA 203K program does require that the licensed contractor provide the scope and estimate of work, and that all work be done by the contractor, who will only be paid and escrow released after inspections.So, the buyer can't do the work themselves, can't hire Uncle Joe, and can't hire moonlighter off Craigslist.Several times we have had buyers feel that they can do the work lots cheaper, and have requested that they be allowed to do the work pre-settlement and pre-appraisal, then go with FHA 203B which is the standard FHA with no repair escrow.

I believe you could put cash into escrow, since you're going to do the repairs anyway, and have them released upon completion.
