I joined bigger pockets to learn from people that have been successful in the buy and hold game and also because I have no idea where to start when it comes to doing background checks, marketing the property, and what I'm supposed to be tracking along the way. 

Those new and expensive units will be the first ones people leave for something cheaper if they need to save money or for a bigger/better home and neighborhood,  depending on the individuals needs.  

As a renter, they need to insure their contents, their liability, and the possible loss of use of the house.

What are the best ways to minimize rent loss while accomplish my goal of updating all units by the end of the year?

We're waiting to buy our first property until after our wedding in September, so I want to spend the next few months learning as much as I can and meeting people through Bigger Pockets.

But the good news is you can “ know” and mitigate loss simply by being educated and understanding the The business .

Stack rentals until you get to probably 20-30 and then maybe start partnering and doing bigger deals.
