I'm having trouble getting an accurate report being my criteria is different from analyzing a new rent house purchase and estimating its cash flow potential.

, watched a plethora of BiggerPockets podcasts/videos, and at this point pretty much spend all of my free time mock-analyzing properties and continuing to learn as much as I can from the forums, videos, and books.About me: I was born in the tri-state area, but mostly grew up and went to school in the Indian River/Brevard/Orange county areas in Florida.

I'm a York native and have recently started analyzing deals in the area.

How do you analyze a deal? 

Especially the partner, so I want to be prepared with how to present this idea to her.Anyway, I can't commit to spending a ton of time analyzing deals and doing rehab work, so I'm thinking the best way to go about this is to find someone who needs someone with money, and is willing to do a majority (90%?)

I analyzed the deal, came up with an offer I think would make sense as an investment and made the call.

I am trying to analyze my first rental deal and I was wondering if anyone in the Boston/Worcester/Springfield area has any experience with paying a local property manager and what your monthly percentage cost is?

I put in an offer before we saw the inspection report, and looks like the buyer will accept it.How would you analyze this situation?
