The negative equity position is one reason (there are many reasons) why adding an ADU is one of the worse RE investments.  

Tenant estoppel letters should be used in the sale or purchase of any tenant-occupied real estate, whether residential or commercial. 

Does their collective business occupy one of the spaces in the building?

With all the specifics being the equal, how could the range be so wide?

We agreed on $47K, closed in 10 days, and resold for $85K.
