I've heard of mentees that started out cleaning up construction areas on a flip at the end of each work day or picking up supplies at Home Depot and delivering them to the job site.

However the property I was under contract for, while it had a garden all set up, it wasn't legal.

I heard(don't quite remember which podcast) but go to home depot right as they open, usually 6AM and go to the pro desk and ask around.  

I doubt I could remember all of the tools we've used on our rentals, but I'll give it a shot.Screwdrivers of various sizes/types, hammers, crowbar, cat's paw, shovels, rakes, broom & dust pan, wrenches of various sizes/types, pliers, wire strippers, circuit tester, reciprocating saw, circular saw, hacksaw, tile saw, miter saw, table saw, box cutter, scissors, pencils, tape measure, level, drill with bits and other attachments, string, saw horses, rotozip, heatgun, clamps, tin snips, saber saw, trowels, buckets, sheet rock knives, nail guns, paint brushes, rollers, trays, paint sprayer, rags, hoses & sprayers, power washer, tarps, carpet stretcher, work lights, garbage cans, paper tiger, garden sprayer, extension ladder, step stool, 6 & 8 foot step ladders, air compressor, toilet brush, shop vac, extension cords, fans . . . . . . .

So what I did, is started my car and went to a local store which is like Home Depot, but not all over the states.

These are traditional garden style apartments with interior stairwells/halls/commonspace. 

We will consider 100-250 door garden style B & C assets located in B & A sub-markets.

A few months later I had to replace the one in my home in the DC area; picked up the same model from Home Depot and it cost just under $1000 to put it in.
