Putting in all new flooring, paint, baseboards and kitchen cabinets & countertops!

( 1st floor unit has mudroom/office ).

The updates will consist of flooring, cabinets, countertops, hardware, fixtures, appliances, light plumbing/electrical.

We want to live in the main floor and rent out the upstairs.

Maybe I’m not as hardcore as I thought(have facial hair) but I tend to not wear a tool belt as much anymore and hold my breath a lot and pull my shirt over my face when making small cuts of concrete stuff.

The rates are $750 per room in 3 rooms, $700 per room in 2 basement room when they are finished, and I will be living in the master.I want to add 2 more bedroom as soon as possible, but I also want to do renovations in the kitchen, put hardwood floors, remove popcorn ceiling (asbestos), put in recessed lighting, new internal/external paint, remove a load bearing wall, and etc which a contractor said will cost around $80k (I think I can go IKEA kitchen and go cheap on other things and save $30-40k.

Luckily, the property was in remarkable condition needing only the basics; paint, flooring, cleaning, etc.

Meanwhile I would rent somewhere, on the top floor, till I can figure out my next move.

Taylor, Thanks, yes it was a great project, we renovated nealry all 112 units with new kitchens, baths, flooring, digital equipment like smart locks, nest thermostats, installed a common area on the 8th floor with new windows overlooking the lake and then some other cool things like EV station, Dog Park - all common areas, new office - really changed the entire dynamic of the sapce.
