There are a couple of bigger players who have statewide buyer lists and you can partner with them to advertise if you have a deal, but not the buyers.

Have criteria, pick a city, dig in and then  start figuring out who the honest players are there. 

You'll also need to convince these buyers you're a real player because we've all had numerous people give us their wholesaler pitch then never hear from the again.

The huge players that syndicate are doing great things too but it seems out of reach or not in line with life goals for some of us.

From both of these methods, I increased my network dramatically, gained a ton of knowledge, and learned a lot about the DFW area and who the major players were in that market.

go to the trustee sales and network there.. and when you watch peopel buying properties those are the players. get to know them.. 

I just saw a 4-plex yesterday in a C / D-type neighborhood that could profit once rents are brought up (all unit had 10+ renters).

Loan could have had this issue for weeks and they could have still sent out CD.
