The problem is I have two rental properties on the same street in Fort Lauderdale, dead end streets because one side of it are all river front properties with 75' sailboats etc...I am on the other side, the dry side LOL.So each property has black carts for garbage, green carts for yard waste, and blue carts for mixed recycle waste.

Great point right now in the market place  quality subs are making bank.. along with GC.. there is a problem in the US with the lack of young people coming into the trades and want to just be investors and live the life they deserve by collecting rents :) BP is a prime example of that.Top Subs in our markets make BIG dough.. my dry wall contractor has 600 employees and a Jet..

Focus on making sure your property is clean, dry and any evidence of mold has been removed.Also, make sure you obtain and maintain appropriate insurance, not only for the dwelling but also other coverage such as flood insurance (depending on the location of your building) and an additional umbrella policy for added liability protection for you.
