Simply transfer it when needed and write your check.

We have one LLC in Maine that we run all our business transactions / leases / it’s own business home insurance through for that house and we transferred ownership of the home to the LLC on tax records but the LLC didn’t pay for the home and the mortgage is still in our name.

Did your CPA characterize it as an installment sale if you transferred the deed at closing?

IF that CF returned all of your cost (cash in/cash out) to the point where it paid you back completely, you still had ownership of the property. 

A decent percentage of them will transfer to other PMCs promising lower fees, but they'll usually get screwed with less service.

A person who has become successful in real estate has not done it by taking advantage of new people's time... you are WAY more likely to get screwed over when you sign up and pay money to some of these 'real estate success' programs that you can buy online.So, don't go into it thinking that they are out to use you... go into it giving 100% to find ways to save that Mentor's time and you will be rewarded with some awesome knowledge transfer.

Would I need to write up some promissory notes for each transfer to show what interest is owed to whom?

Some have transfer taxes, others have taxes in some areas if you do short term rentals or the place is vacant for a while. 

I can just make a transfer or cut myself a check.
