Pay them to paint fences, pick up trash, carry materials etc as appropriate for their age.I would recommend that you start with a 4 unit property and manage it yourself for a while.

They cannot materially change the document or any of its provisions, and changes such as strike-outs must be approved or otherwise "blessed" by a qualified professional.

@Paris Wilson (thumbs up on the name) - I realize that I'm lacking a lot of information, but from a macro perspective, if ARVs are hovering around $200K and you're talking about a knock-down and rebuild, I'm having a tough time putting together numbers that I'd call amazing.
