I mean 3 units you can keep that straight but the more you bend rules the more you make special cases the harder it becomes.Systems and processes will save your life in this biz.

Is there a particular reason why you don't want to get licensed/bonded as a General Contractor to supplement funding for your own flips/BRRRRs? 

Plus Austin just passed a bond for Project Connect to create a more robust mass transit system which includes tunnels underneath downtown for rail.
