The comps are out there to support coming close to the ARV that you are advertising if you look at just the lot size and square foot of the home, but all of those homes are superior in that they're newer construction with end-buyer-desired floor plans, have barns or extra garages, and some are even water front.

But I've seen some roaches it takes a hammer to kill them, the right size in the right situation, there shouldn't be much collateral damage.....but we only get to use one size hammer, a sledge,  that's a problem. :)

Another may be that both markets have a lot of photographers serving them and established agents want to stay "loyal" to who they already use (even though I'm not a photographer).That's OK, it's all part of getting a new business going.

I cannot tell what size buildings you are evaluating ... there are references to existing duplexes, but nothing else.Secondly CAP is one of the simplest, yet most misused ratios in real estate {I won't get on my soap box this time}.
