I am fixing to purchase a few section 8 properties from a landlord in Texas.

For rentals I want brick homes, in low rent areas, priced under 50k, with off street parking, not near commercial property, and not a corner house.

@Ethan Jensen I am sure you probably don't desire to look out very far but in the northeastern corner of Colorado, I am getting over the 1% rent to price ratio.

@Joel Owens The unedited doc from FNMA shows the following for Georgia, "Section 8 of the Guaranty is hereby amended by adding the following new language to the end thereof: (e) In addition, Guarantor waives the benefit of O.C.G.A.

Non payment and if you examine the lease their is probably a section in it describing how many people may occupy the apartment.

Hire a young guy for minimum wage to cut in the corners, and then the rest can be rolled out pretty quickly.

Sounds like you are dealing with a mom and pop commercial tenant ( car wash ).Is this parcel a corner or just with highway frontage??
