Low leverage = sleeping easy at night and not freaking out when the world dumps a financial or biological pandemic on you.My personal residence is 100% paid off, we have no credit cards, no car loans, no student loans, etc and are "personally" debt free. 

Yet I structure the tenant buyers payments the same as owner financing.I buy mobile homes with Cash and Credit Cards.

However to our advantage we have no credit card debt, student loans, or car loans.

One contact was so happy with my response, she asked for a few extra cards of mine and that alone may turn into an extra transaction or two.Sorry, public service?

You might just have the scrape/wipe the walls, repair a little drywall and paint some areas.I had a tenant set my kitchen on fire in one of my rentals once and it didn't turn out to be that bad.

That is not the case at all unless they have a number of credit cards they max out.
