A hard money lender may be a better route, as some will lend you up to 90% of ARV, usually with draws involved (i.e. you can draw the funds as the project progresses, so they know they're not just giving a check to someone that hasn't done any work.)Good luck!

@Neil Narayan piggy backing off of the topic - only 8 metros have had full recovery (full employment or better, real estate sales and values positively trending, and a good GDP) since 2010 and four of those metros are the Metros you have listed@Justin Thorpe pre-march Austin had 60,000 vacant tech jobs and almost 120,000 net new jobs are to be added through 2023.

We are disappointed in the little progress thats being made. the contractor says its going slow because of Covid and he had to lay off all his workers except one guy. so i felt bad and used my credit card to pay him $20K to hire more guys to finish the property because the hard money loan was expensive and killing any profits we might make.

Distilling a business plan into an insta-post doesn’t lend itself to the dirty details, but when repeated enough, with enough brand partnerships, and enough up & coming hgtv superstars able to paint a 100 year old door without cleaning or priming it but make it look pretty for an insta-story, it will complete the above progression in some cases.
