Considering the fact that this is my first investment I want to know any advice that you may offer in terms of negotiating the house, selecting a bank (I posses a 785 credit score), closing costs. tenants, insurance, basically anything that I should be paying attention to.

So many people make the mistake of pouring their money into the unit renovations, with little or no attention to the building other than bandaids.

Pay attention to @Jeff S and @Bryan Hancock when they post cautions above. 

I just bring it to everybody's attention.

If they recommend someone your offers will magically get higher attention.4.

That person has my full attention and I would ask, "how do you see this being mutually beneficial?"
