My husband commented on a post ( congratulations) to someone who did their first wholesale deal ( or something along those lines) anyway this woman reached out and started telling him all of this information about this company she used and they were for lack of a better word a one stop shop. seemed too good to be true of course but as newbies, we were curious and set up a zoom meeting to see what they were all about.           

I did reach out to my lender and I can qualify for a second FHA as long as the new address is at least 100 miles away from current one.

Main takeaway: sellers that reach out to you are so much easier to work with (and close) vs. trying to reach out to them.

Going forward, the best thing you can do would be to reach out to a lender who understands how to work with investors so that they accurately account for your rental and get an idea for your budget/price range.
