The U.S Census predicts by 2050 whites will not be the predominate race.Mexican,Latino etc. are predicted to be.The reason is Whites on average have 2 children or less.The Mexican,Latino community have very large families with 4 to 6 children on average per couple.It's simply math that over time they will overtake the White class by numbers.Asians will grow by a large number as well.These are actual statistics so please don't start any race or political stuff people.I think different races live differently so tenant mix will have an impact with investing moving forward.

Has anyone issued a separate class of stock as part of their raise that is later convertible to another class of stock in that same fund?

My wife is from Massachusetts so of course a Patriots fan.Not sure who will win it.I do think the Patriots have a better chance because they remember the surprise upset of the last Super Bowl they faced the Giants in.My team is the Atlanta Falcons but we can just never get it together in the playoffs.If Atlanta doesn't go past the first round next year the head coach Mike Smith will either be fired or asked to step down is what I am predicting.

Only highly marketable assets, stocks, bonds, annuities, etc that can be readily turned to cash, like in three days.....yes, an accounting definition is less than a year, but not in these cases.I doubt fannie would accept scrap gold, even with an appraisal as the appraisal could be questioned IMO.

There are many other facets to it.I got into it because it was a passion of mine to do so and I finally found a way to pull the trigger.Flexability, freedom, no limit to how much you can make, no boss telling you what to do, active+passive options, and so much more is what attracts me and lots of others to this.In fact, if you like at many financial studies, the largest portion of the rich got there through RE investments, more so than inheritance, stocks, hard work, high paying jobs, etc.

Having only 2 comps, good comps, IMO is not sufficient to predict decent pricing 6 or 9 moths out, unless as I said the market is hot, which is probably not the case.
