As @Erik Browning pointed out you have a lot of different options. 

Hi Eric - As you can see from the comments, it is up to individual discretion to call DSCRs "no doc" loans or not.Investors are drawn to DSCR loans due to their simplified documentation process, which offers less paperwork and hassle compared to traditional lending options like conventional and bank loans. 

Talk to them about the house they have, but also offer to meet for coffee and let them know you are actively looking and ask how you can get on their list.Attend meetups and REIA meetings.

I would look for alternative land options that you could use for RV parking since RV parking at homes is very difficult and people don't use their RVs much, but there are a lot of RVs in Texas.

The offer I received is a 9% interest rate on a 5-year term, resulting in a monthly payment of $726.

Try a long term lease option. 

Zillow also seems like a great option because of all the traffic it gets.

Do you know of any options that don't require that.
