I have always had a no pets policy for my rentals but occasionally a tenant will bring in an ESA or SD. 

Only an occasional visit. 

The strategy that seems to work for us is MTR but occasionally we get gaps of 2-3 weeks.

We'll do some occasional weekend ones also.

I haven't found any wholesalers who specialize in 5+ unit deals they all mostly have single family and occasionally a small 2-4 unit multi.

Occasionally, but usually only once as my reply is they agreed to the percentage when they signed the lease and if they are unhappy about it they can find a different unit when their lease is up.  

While TD Bank is a known option, other national banks like Wells Fargo and Bank of America may occasionally offer similar products, although their policies could vary.

There are occasionally some opportunities on the intracostal waterway.

Or do they want to invest turnkey and only visit occasionally?
