On my properties I carry "loss of rent" on one of them. 

For example, a servicer may be required to have recorded phone conversations kept on file, they have time limitations in answering inquiries, records of borrower interaction are required and the note holder carries the liability for compliance. :) 

Background:   I grew up with a passion for Real Estate, nurtured by an underlying fatherly influence that until 3 years ago, had developed into nothing more than a passive interest and a dream that would likely never be realized professionally.

Carrying a lot of debt doesn't help either, but I have made all of my payments on time for almost 20 years now.  

This carries a lot of meaning going forward. 

If she understands the value in rehabbing and you think you can manage it, she may be willing to carry the house, so you don't have to find financing.

If I have to hold the properties for very long this  (6 months), I would not be able to cover the carrying costs.

He really wanted to help these people and ultimately he hurt himself by carrying several hundred thousand dollars in mortgage payments where he had to fix the rentals back up after the non-paying tenant left.  

It was kind of a deal breaker for me being as I would not be carrying any walls down anyways so the electrical wouldn't be touched.
