You can see if the seller has been patching and fixing with cheap and improper repairs to suck out all the cash flow  instead of properly maintaining the asset during ownership.

I’m in it for cashflow and long term, so numbers need to work now, but I can generally work with a 5 cap if there’s room to increase rents with fairly minimal work involved (kitchens/baths/floors).

I have been thinking about covering the hardwood with LVT since it would be the same floor all over the house instead of having lvt next to hardwoods and LVT is easier to clean/maintain.
