I would suggest driving for houses with a target mailing to only properties that you identify via your drive for houses.

Most of my units are multifamily, so a quick talk with the neighbors usually leaves me with an answer to if they moved out or not.If it appears that they have abandoned the property then I begin reminding them about the clause in the lease that states that they are considered to abandon the property I will reposes it after 5 days.

If I were you, I would record a voice mail greeting indicating that "if you are calling about property x, I am no longer interested in selling it / I already have an agent, etc."

I've been interested in real estate for quite some time now and I've even invested in Direct mail campaigns but I've noticed I'm dragging more at work now because I feel as I need to quit my job because it's 12 hours a day and I'm not able to spend time on Real Estate like I want.If I leave my job less money for campaigns but if I don't leave my job I feel like I'll always miss calls and be unable to meet with sellers.

If she wants to leave, I think you can still phase that as I'll mail you a check for $444 every month for 10 years... seller financing is not for all sellers, but if she is there or not, that is no difference to you, actualy, if she leaves, you might be able to rent it for more...But to @Jeff Filali point... if you will make $150 per month, you should have a reserve for repairs.
