Often there are standards (ie goes to surviving spouse, if no spouse divided between all of the kids). 

A part of me is saying to vacate the premises so I can renovate and then get max rents in this market but another part of me is saying explore these prospects and still be able to increase rents a bit without carrying any reno cost. 

If someone is staying at my lakehouse because they want to teach their kid to fish, ill leave them a kids fishing pole, some bait/tackle and a guidebook. 

Another potential option to explore: turning them into condos.
