We would then like to purchase another MFH (ideally 4 unit) within a year of our duplex purchase, and I anticipate that purchase being closer $300k (though hopefully less).We have $30k available for down payment and closing costs, because we were initially planning to put 10% down on a SFH in the $250k range.

They may have said okay to the roommate they will sublet but his name is still on the lease so to you the third roommate is still responsible and when you send notices include that individual.

@Jay Willems , since everyone is mentioning buying a duplex to live in one side, I will say my first deal was an FHA 4plex living in one unit, and couldn't have been happier with the results, although you have to be willing to make some sacrifices relative to living in your ideal situation you would have picked, all investment considerations aside.All said and done, well worth it..
