If you can break even with cashflow on the first year or so, usually rent will catch up and you’ll be cash flowing very nicely in a few years.

I was in southern Oman and saw Bedouin families literally wandering through the desert (or so it seemed to my western eye). 

Nonetheless initially had our eyes set on a 165k ARV.

I love this forum and this thread alone has opened my eyes to the possibilities.

House hacking really seemed to catch my eye so that is the route I’m leaning towards. 

This area is an industrial extension to downtown that has all but been abandoned and is an eye sore at the moment. 

It will be reimbursed once the work is completed, but make sure you have the funds so you don't get caught in a Catch 22 situation where you have to pay your contractor, but cannot withdrawal the funds because the work isn't completed.
