Properties will look great in terms of cash flow after a renovation and few things are going wrong. 5 or 10 years down the road you start having problems with refrigerators, stoves, heat pumps, gutters, frozen pipes, dead beat tenants, and everything else in the world.

=)My current profession is in HVAC, (heating, ventilation, and air conditioning), along with a decent knowledge of electrical and plumbing.  

But, when I went in with a home inspector there were lot more problems with the house like roof, furnace, electrical,heating, mold, wet walls.

Hey bp need some help,I got a 3/2  built in 1958 with 1523 sq ft single family brick house with no basement or garage, electric heating and ac needs work.

Not long-term anyway.Yes, the Triangle has heated up a lot - it's hard to find deals that work well for cash flow unless you are willing to go into some really dicey neighborhoods.  

While water/sewer is easy to deal with, anytime you are paying for heat you are looking for trouble.

(Except for the heat and humidity in the Summer) I am new to the Real Estate investing scene but I would be more than happy to help you find properties and give you an opinion of what areas to invest.

There are so many parks- I only turn up the heat on my search tactics when I want to buy because so many leads are generated it takes several hours a day just to sort through them.

Most homeowners usually find out once they have gotten sick or notices the coils on the AC have turned black.

Finally, set a strike price and stick to it no matter how much you get caught in competition and the heat of the moment.
