My 2 cents worth.Get a fan rated for at LEAST twice the cfm's based on square foot,,,three times wont hurt. 

Deals come and go and some fall apart at the closing table, the only thing you have the power over is putting your best foot forward and to know that there will be bumps in the road.

@Gaston Barua Sales Price per Square Foot (SP/SQFT) is a very poor metric in most areas*.

Also compare the rents per sq/foot.

Also I think the noise problem could be solved very easily by erecting a 10 foot fence and allowing claw vine to grow up it for absorption.

Does this mean you're shooting yourself in the foot to evict someone in this situation?  

Also, with our economy starting to go through changes that indicate a bubble again, it also gives me concerns to whether I should get started now or to wait.I know if i start off on the right foot, the left will follow suite.

I have rental comps and All sales in last 6 months within one mile about 120.00 sq foot so would put aprox appraisal at 199,000.00 .

I want to make sure that I present the deal as best as possible:1200 square foot  3 bed 1 bath  located  in up-and-coming West Philadelphia  near the train .
