This may or may not be the most appropriate forum to bring up on, but I'm wondering if anyone does their own professional real estate photography whether as an agent or exclusively as a photographer.

So if this is your first one, it’s risky without the professional guidance of a seasoned investor friendly realtor in your market.

I hope this makes sense as I am describing it but feel free to ask any questions on it. 

I feel the tenants know the leasing laws pretty well and they are pretty hard to deal with.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Obviously do a ton of research before taking this step and get some professional advice to make sure you are following all the rules. 

I feel a rent increase is semi-conservatively 150 to 200 with new reno.   

Partially by circumstance, albeit those that I created, I will confidently say that I am the amongst the very few local Real Estate Professionals that are as intimately familiar with the rules, regulations and requirements to reliably invest in a permittable vacation rental property ANYWHERE on the Oregon AND California Coast's.
