You can also get a home warranty if the mechanicals are nearing life expectancy, or for peace of mind.Getting started is way easier than you think, and don't let analysis paralysis get in your way.

Exactly  expecting private note funds to put out into the public their loss's is not going to happen anytime soon..

:) I have not done this yet myself, but we DID make a separate LLC from our other biz (nothing to do with real estate) in order to invest in future as we look for off market homes.

I think a lot of CA / HCOL area investors go into Ohio / the Midwest with unrealistic expectations.  

Expect new members for several years as well to pay that special assessment.

How would you ever expect them to understand a wholesaler's contract or what ramifications that contract may have?

A good handyman and possibly a realtor for future leases/other items and you should be good.
