Now to head off the nay sayers please don't add or remove words to what I said, representing a client to facilitate their transaction is clearly acting as an agent and one must have a license, that is clear and we all know this, I am speaking specifically to wholesaling which is gaining an equitable interest in real estate and selling said equitable interest at profit.

That quite possibly means the listing agent put the crazy value in the seller's head already, perhaps because that was the only way to get the listing.It can't hurt to write the offer based on comps, but it's entirely possible the seller is only willing to sell if it goes for that "OMG!"

I might suggest looking for another law enforcement job closer to home, city or deputy, keep the job and move into RE slowly, build up your RE investing/operations so you can still eat, then move out if you're inclined.
